Schematic Design

Design questionnaire.
In-person consultation, including measurements of the existing space.
Preparation of a mood board and design direction based on the questionnaire.
Development of a preliminary 2D floor plan and furniture layout.
Creation of as-built plans (if applicable).
Selection of preliminary finishes, lighting fixtures, textiles, window treatments, paint colors, furniture, appliances, and plumbing fixtures (if renovating the kitchen and/or bathroom).

Design Development

Selection of final finishes, lighting fixtures, textiles, window treatments, paint colors, and furniture.
Preparation of a detailed materials board with associated pricing.
Completion of the final 2D floor plan.
Development of 3D renderings (if applicable).

Construction Documentation

Preparation of a complete set of construction drawings for the general contractor’s bidding process.
Detailed cabinetry drawings and specifications.
3D renderings of the spaces (if applicable).

Procurement

Coordination of the purchasing process for all approved items.
Meeting with the selected general contractor to review scope and requirements.
Obtaining accurate vendor quotes based on quantities and specifications.
Processing payments to vendors, freight companies, receiving facilities, and separate installers.
Placing and tracking orders to ensure timely delivery.
Monitoring and reconciling all items, orders, receipts, invoices, and purchase orders.
Inspection of items and coordination of returns or exchanges, if necessary.

Project Management

Maintain ongoing communication with the General Contractor and subcontractors, addressing questions and providing clarification during the construction phase.
Conduct on-site visits to ensure progress aligns with the design plan and timeline.
Monitor all activities to confirm the project is proceeding according to specifications and schedule.
